Floor Care
& Maintenance

The complete guide to caring for every type of premium floor in Uganda's tropical climate — written by the specialists who install them.

Why Maintenance Matters

Your Floor Is an Investment — Protect It

A premium floor installation is one of the most significant financial investments in any property. The difference between a floor that looks extraordinary after 20 years and one that deteriorates after 5 comes down almost entirely to maintenance — not the quality of the original installation.

Uganda's tropical climate presents specific challenges: red laterite dust that acts as an abrasive, two heavy rainy seasons that bring tracking of soil and moisture, high humidity that encourages biological growth, and intense UV that degrades sealers faster than temperate climates. This guide addresses all of these conditions specifically.

💡 Professional Tip: The single most important thing you can do for any floor in Uganda is place high-quality entrance mats at every entry point. Up to 80% of floor soiling and abrasion in Uganda comes from tracked-in laterite soil — intercept it at the door.

Floor-by-Floor Care Guides

Complete Care for Every Floor Type

Microtopping floor care — maintenance guide Uganda

Microtopping & Microcement Floors

Daily

Dry mop or soft vacuum to remove grit and laterite dust. Never use abrasive tools or stiff brushes — the sealed surface can be scuffed by sand. Place felt pads under all furniture legs.

Weekly / Monthly

Mop with warm water and a pH-neutral floor cleaner (never use acidic cleaners, bleach, or vinegar — these degrade the sealer and can etch the microtopping). Wring mop nearly dry — standing water should never sit on the surface.

Annually

Apply a fresh maintenance wax coat every 6–12 months in high-traffic areas. Inspect for any areas of sealer wear — address immediately before moisture penetrates. Full re-seal every 3–5 years depending on traffic.

⚠ Avoid: Acidic cleaners, bleach, abrasive pads, steam cleaners, standing water, dragging furniture without pads.
Hardwood floor maintenance — care guide Uganda

Hardwood Floors

Daily

Sweep or soft-vacuum to remove grit. In Uganda's red soil season, this is critical — laterite particles are highly abrasive and will scratch hardwood finishes rapidly if left to accumulate. Use a dust mop rather than a regular broom where possible.

Weekly / Monthly

Damp mop with a hardwood-specific floor cleaner — diluted exactly as directed. The mop should be nearly dry (wrung out fully). Excessive water is the primary enemy of hardwood in Uganda — never leave standing water on a timber floor.

Annually

Apply hardwood maintenance oil or wax annually (oil-finished floors) or buff with appropriate product (lacquered floors). Inspect for areas of finish wear — re-coat these areas promptly before bare wood is exposed to moisture. Full professional refinish every 7–15 years.

⚠ Avoid: Wet mopping, steam cleaners, excessive water, direct sunlight without UV window film, stiletto heels in concentrated areas, dragging furniture.
Terrazzo floor care — maintenance guide Uganda

Terrazzo Floors

Daily

Dry mop or soft vacuum. Terrazzo is dense and durable but can be etched by acidic materials — wipe up any acid spills (citrus juices, vinegar, carbonated drinks) immediately to prevent permanent etching of the marble aggregate.

Weekly / Monthly

Wet mop with a pH-neutral cleaner. For lightly soiled terrazzo, warm water alone is often sufficient. Avoid any cleaner that isn't specifically confirmed pH-neutral — even some "floor cleaners" are mildly acidic and will gradually dull terrazzo over time.

Annually

Professional crystalline sealer application every 3–5 years. If the surface is showing loss of sheen or surface etching from acidic cleaning, a professional grind and re-polish will fully restore the surface — this is one of terrazzo's great advantages.

⚠ Avoid: Acidic cleaners, bleach, citrus-based cleaners, abrasive scrubbing pads, wax-based polishes (these build up on terrazzo and create a dull film).
Tile floor cleaning and maintenance — Uganda guide

Tile Floors (Ceramic & Porcelain)

Daily

Sweep or vacuum. Tiled floors are highly forgiving daily — the tile itself is essentially impervious to most household substances. The grout is where attention is needed — it's porous and stains more easily than the tile.

Weekly / Monthly

Mop with warm water and a mild detergent or tile cleaner. For grout maintenance, use a slightly stiffer grout brush monthly to prevent soil from embedding into the grout surface. Seal grout lines annually with a penetrating grout sealer.

Annually

Professional grout cleaning and re-sealing every 1–2 years for kitchens and bathrooms. Re-grout any cracked or deteriorating grout lines promptly — this prevents water penetration to the adhesive and substrate below.

⚠ Avoid: Bleach on coloured grout, abrasive scrubbers on polished porcelain, acid-based cleaners, ammonia-based cleaners.
Polished concrete floor maintenance — care guide Uganda

Polished & Stamped Concrete

Daily

Dry mop to remove grit. Concrete floors can scratch if abrasive particles are ground in under foot traffic or wheeled equipment. Entrance matting is particularly important for polished concrete in Uganda's laterite soil environment.

Weekly / Monthly

Wet mop with pH-neutral cleaner or a specific concrete floor cleaner. For outdoor stamped concrete, rinse down with a hose weekly during dry season to prevent laterite dust and organic material buildup.

Annually

Re-seal polished concrete every 1–3 years (more frequently in high-traffic commercial areas). Stamped outdoor concrete should be re-sealed every 2–3 years — UV and rainfall degrade sealers faster outdoors in Uganda. A fresh sealer coat dramatically revives the appearance and restores protection.

⚠ Avoid: Acidic or alkaline cleaners, deicers (not relevant in Uganda, but avoid strong chemical solvents), oil-based cleaners that can leave residue and affect sealer adhesion.
Epoxy floor maintenance — industrial floor care Uganda

Epoxy & Colour Hardener Floors

Daily

Sweep or industrial vacuum. Epoxy floors in commercial and industrial environments should be swept daily to prevent grit accumulation. For food service environments, a daily clean-in-place regime should be established.

Weekly / Monthly

Scrub with warm water and a commercial floor cleaner (confirm chemical compatibility with your epoxy system). A single-disc scrubber machine dramatically improves cleaning efficiency in larger commercial and industrial areas.

Annually

Inspect for any areas of delamination, chip damage, or sealer wear and address promptly. Apply a fresh topcoat every 3–7 years depending on traffic level and chemical exposure to maintain the protective qualities of the system.

⚠ Avoid: Highly concentrated acids or alkalis beyond the chemical resistance of the specific epoxy system, sharp metal scrapers, high-temperature steam cleaning without specific approval from us.
Uganda Seasonal Floor Care

Caring for Floors Through
Uganda's Two Seasons

Dry Season (Dec–Feb & Jun–Aug)

Increase dry mopping frequency — laterite dust is at its highest concentration and is highly abrasive to floor surfaces.
Check and replace entrance matting more often — mats become saturated with fine dust and lose effectiveness quickly.
Inspect sealers on outdoor surfaces — UV intensity is highest in dry season. Plan any re-sealing for early dry season.
Humidity drops slightly — good time for hardwood refinishing and microtopping application projects.
Keep floors away from direct sunlight through windows — UV causes accelerated sealer degradation and can fade some floor finishes.

Rainy Season (Mar–May & Sep–Nov)

Increase wet mopping frequency — rain tracking brings mud and organic material indoors that can stain porous surfaces.
Inspect outdoor sealed surfaces after heavy rains — pooling water reveals drainage issues that need addressing urgently.
Check wet area waterproofing around wet season — leaks often become apparent only during sustained heavy rainfall.
Reduce moisture in air near hardwood floors where possible — sustained high humidity can cause timber movement.
Avoid floor installations during sustained heavy rain periods — humidity affects curing times for adhesives, sealers, and concrete systems.
